Federal Pacific Electric Panels - What are the problems?

The Home Inspector occasionally comes across a Federal Pacific Electric Panels. These panels were in use from the 1950 to the 1980s. Most of the Federal Pacific Electric Panels that The Home Inspector observes in the Birmingham area are in townhomes and condos built in the 1970s. Federal Pacific Electric (FPE) panels have been associated with several safety issues, primarily due to their circuit breakers. Here are some key concerns:

  1. Breaker Failures: FPE breakers have been known to fail to trip during an overload or short circuit, which can lead to overheating and potential fire hazards.
